We have streamlined how to report maintenance repairs on your property and found software that should make reporting maintenance so much easier. We are using Fixflo which is a property maintenance and repair reporting software. It is incredibly easy to use as well as it notifies our team immediately of any repairs plus there is some good advice and ‘how to’ videos which means you may not need us at all! Here is a quick guide on how to use this software to get your repair attended to.

Here are the guidelines regarding how repairs are managed and how they are categorised so we can prioritise emergencies. Remember, that the pandemic may have caused a backlog in Priority Three repairs – please be kind and patient, everyone on our maintenance team and our sub-contractors are working their socks off to ensure a good service. The impact of the pandemic has caused a delay in parts supply and materials also.
Priority One – Emergency Repairs
Any repairs required in order to avoid danger to health, a risk to the safety of residents, or serious damage to buildings or residents’ belongings. Within 24 hours of the defect being reported. If it is an emergency repair it is best practice to call our office 0113 274 6642 this will divert you to an out-of-hours contact centre.
Priority Two – Urgent Repairs
Repairs or defects which materially affect the comfort or convenience of the residents. Within 5 working days of the report of the defect. Office opening days are Monday to Friday.
Priority Three – Non urgent day to day repairs
Reactive repairs not falling within the above categories. Within 28 days of the report of the defect.
Calls to 0113 274 6642 will be diverted to members of the team during in and out of office hours. Out-of-office hours calls should be made if there is a genuine emergency. An emergency constitutes as an immediate threat to personal safety relating to the property, the security of the property is compromised, and/or if there has been serious damage to the property. Any non-urgent out-of-hours call-outs will incur costs.
