Pickard Properties appoints C & AJ Marshalls for Burton Grange restoration at Spinning Acres

Pickard Properties has appointed Weetwood-based contractor C & AJ Marshalls to undertake the refurbishment of Burton Grange, a landmark Victorian villa that will form the next phase of its £40 million Spinning Acres regeneration in Far Headingley, Leeds.

The 19th century building will be carefully restored and converted into nine one- and two-bedroom apartments for rental, continuing the transformation of the former University of Leeds estate into a sustainable, design-led residential neighbourhood within the Far Headingley Conservation Area.

Built in 1881, Burton Grange is one of the area’s distinctive stone mansion houses created during Leeds’ textile-driven expansion in the mid-19th century. The project will preserve the building’s historic character while introducing modern systems and layouts designed for contemporary living.

The appointment follows the recent completion of Moor Grange and Moorfield Lodge, also delivered by C & AJ Marshalls, which together provide a collection of apartments and houses overlooking the central green at Spinning Acres.

The Burton Grange refurbishment forms part of Pickard Properties’ wider programme to restore a collection of historic villas and landscaped spaces at Spinning Acres, creating a long-term residential community that blends heritage architecture with modern sustainability standards.

Before its redevelopment, Burton Grange played a cultural role in the recent history of the city when it hosted an immersive art installation as part of Leeds’ Year of Culture programme in 2023, attracting thousands of visitors and offering a rare opportunity for the public to explore the historic property.

Miles Pickard, Director of Pickard Properties, said: “Burton Grange is another important piece of the Spinning Acres story. Each of these villas has its own identity and history, and our approach is always to respect that character while creating homes that feel relevant for modern living.

“Following the successful restoration of Moor Grange and Moorfield Lodge, we’re pleased to continue our partnership with Marshalls. Their understanding of historic buildings and attention to detail is vital in ensuring the building’s heritage is protected while giving it a sustainable future.

“It’s particularly special because Burton Grange has already welcomed the public in recent years through its cultural use, helping attract more than 6000 visitors to Far Headingley, so there’s a real, continued local connection to the building. This next chapter ensures it remains an active part of the community for decades to come.”

Andy Barratt, from C & AJ Marshalls, said: “Projects like Burton Grange require a thoughtful approach. The aim is not simply to renovate but to understand the building, preserve what makes it unique and adapt it carefully so it works as a modern home.

“Our work at Moor Grange and Moorfield Lodge has shown what can be achieved through close collaboration, and we’re looking forward to applying that same care and craftsmanship here. It’s rewarding to play a role in bringing another historic villa at Spinning Acres back into everyday use.”
