All our student properties feature double beds, washing machines, microwaves, full fire alarms/interlinked smoke detectors and burglar alarms, Smart TV’s as a minimum standard. Dishwashers and Dryers too, if we can squeeze them in the kitchen or if there is a cellar. We have a maintenance team to check out everyday repairs and also good relationships with registered gas, electrical, roofing, decor contractors for more specialist works.
We are full Golden members of Unipol, Leeds Property Association (LPA), The Leeds Rental Standard, Residential Landlord Association (RLA), NRLA – National Residential Landlords Association of which all have strong links to associations responsible for raising the standards of student living in Leeds.

We are able to offer our tenants all-inclusive student accommodation in Leeds on any student property which is 3-bedrooms or more, and we have been doing this for years. We were in fact one of the first landlords to offer all-inclusive student properties other than halls, and Pickard is the only landlord in Leeds to offer unlimited use of your gas, water and electric so you won’t be landed with an unexpected excess usage bill at the end of your tenancy — that definitely would not be a nice farewell!

We would always ask that you initially view any properties of interest virtually using the video tour links on each advertisement.
This will then narrow down your search to allow you to view the property you have chosen in person if needed.
Do I need a TV licence for my student property?
A TV License is required as per the Terms and Conditions of the TV Licensing website https://www.tvlicensing.co.uk/
However, if you have opted for either our ‘Love It’ or ‘Gotta Have It’ bills inclusive packages then a TV Licence is included
Are my belongings insured in my student property or do I need to buy insurance?
Contents Insurance covering your personal belongings, including tenant liability will be provided if you have opted for one of our bills inclusive packages as part of your tenancy agreement. It is recommended that you purchase contents insurance of your own, if we have not provided cover for you.

Hopefully you will be able to access the property initially by contacting your housemates. If not and you are locked out during office hours, we could hopefully arrange access to your room/ property free of charge, depending on the location of the property and availability of our staff within the area.
